Service Charge Administration
Identifying service levels required, obtaining quotations for goods and services, estimating and assessing sinking fund and maintenance requirements, liasing with the Directors or freeholders to set and agree the maintenance charge, providing background detail and financial information to enable the maintenance charge to be agreed, issuing service charge and ground rent notifications and invoices, providing standing order mandates, collecting service charge payments and controlling the payment of invoices.
Ground Rent Administration
Issuing ground rent notifications and invoices, providing standing order mandates and collecting ground rent payments.
Building administration
Regular property inspection and reporting, appointing and administering cleaners, gardeners, window cleaners, lift specialists and others as required. We organise planned and emergency maintenance repairs, obtain quotations for major items of repair and redecoration, and supervise major contracts and repairs under the block buildings insurance policy.
With a full quota of trades personnel, including plumbers, electricians, carpenters, painters and decorators, you may be assured of a quick response with minimum disruption to residents. We also control Estate Agents and unauthorised 'Sale' or 'Letting' boards.
Legal administration
Maintaining all appropriate financial records, administering bank accounts, preparing annual accounts, liasing with Directors where the terms of the lease are not being adhered to by individual residents and enforcing the terms of the lease.
